Now, I know one big concern is all those decisions you have to make and whether the work will get done when your contractor says it will be done at the price we estimated. We know it’s a legitimate concern, when we started our company, that’s why we opened our own company.

Let me tell you about two of our clients, Josh and Megan. They wanted to build an ADU in their backyard in La Crescenta for their aging parents. When we began the project, everything was running smoothly; we were even ahead of schedule while building the foundation. The project was estimated to take four to five months. Once the foundation was completed, we requested an inspection from the city. Our foundation was up to code, but because the ADU was being built on land with a slope, the inspector said the house couldn’t be built there until a retaining wall was constructed to protect the ADU.

The homeowners were devastated—usually, this is a project killer. Building a wall and then getting approval from the city means waiting an additional four to five months just to get approval for the wall, then more approval for your ADU. After some back and forth, the inspector agreed, and we were able to proceed with the project without any delay. A delay that long would’ve destroyed all the work we had done so far because of the rainy season. That’s really what separates a general contractor from a design-and-build company.
